The applicant, Amy's Drive-Thru, proposes to construct a restaurant on an approximately 1.1 acre site occupied by a vacant building that was previously a Denny’s Restaurant (5839 Paradise Drive). As part of the proposal, the existing structure would be demolished. The proposed Amy’s Drive-Thru restaurant would be located on the southern portion of the lot, between Paradise Drive and Highway 101. The single story structure would be approximately 4,125 square feet and extend to 26 feet 4 inches. The restaurant would include indoor seating and a covered outdoor seating area which would located between the structure and Paradise Drive. A drive-through lane would be located between the structure and Highway 101. The project would provide approximately 47 parking spaces, and 14 bicycle parking spaces. New landscaping would be introduced throughout the site. The project applications include Design Review, Sign Permit, Conditional Use Permit, and a Zoning Ordinance Amendment to make drive-through restaurants a conditional use in the C-3 Zoning District. The proposed project was reviewed by the Planning Commission on May 8, 2018. The Planning Commission made a unanimous motion recommending that the Town Council approve the proposed project. The Town Council approved the application at a public hearing on Monday, June 4, 2018. The zoning ordinance amendment (Ordinance No 976) was adopted June 19, 2018.
